The Rent Assessment Committee
The Rent Assessment Committee is an independent body made up of
three members, a lawyer, a property valuer and one other.
The Committee will determine what they consider to be the market
rent that the landlord can reasonably expect to obtain. They will
consider any representations made by either the landlord or tenant.
You can submit your representations in writing or request an
informal hearing.

If you are an Assured Shorthold Tenant then you
have an additional right to refer your rent to the Rent Assessment
Committee if you believe that your rent is
significantly higher the going market rent.
If your tenancy commenced before 28th February 1997 then you have
the right to refer the rent to the Rent Assessment Committee at any
time during the original fixed term.
If your tenancy commenced on or after the 28th February 1997 then
you have the right to refer the rent to the Rent Assessment
Committee at any time within the first 6 months of the original
tenancy.
